The Home Selling Process

It has been said that selling a home is one of life’s most challenging events. It can be overwhelming, and in many cases, you just don’t know where to begin. To make matters even worse, you likely have made a lifetime of memories in your home such as holidays, birthday parties, and milestone celebrations like graduations, which can make selling a home quite emotional.

At Ginny Martins & Associates, we appreciate how hard this process can be, so not only are we sensitive to what you may be feeling, we break down the process into 3 simple phases, and walk you through each phase with expert guidance and support.

Phase 1 | Property Preparation

During the initial phase of the home selling process, we meet with you to evaluate the inside and outside of your home and conduct a room-by-room assessment.  We will discuss recent updates and improvements and make honest recommendations on how to get you top dollar when you sell. During this phase we will provide you with an accurate market assessment of your home's value and you'll understand the importance of pricing your home right.

It is our goal to transform your home, where you live and are surrounded by all the things that you love and make you happy, to simply a product that will be mass merchandized to thousands of potential home buyers via the internet.

Photos are critical to this process, so in order to get great photos, you need to have great staging.  Ginny has been professionally staging homes since 1996 and she and her team will assist you in staging your home.  Ginny’s photographer will then take interior and exterior photos, and sweeping aerial drone shots of your home’s acreage and outdoor amenities.

Phase 2 | Coming Soon and Digital Media Campaign

Once we have amazing photos of your home, we will announce our new listing to the world! We will build the excitement through multiple digital media platforms and connect with our outstanding network of local Realtors and our tremendous following on social media

When we go live in MLS and affiliate sites like Zillow, Realtor.com, Redfin, and Trulia, buyers will be lining up to book their appointment.

Phase 3 | Live in MLS & Transaction Management

The listing is live, showings are taking place and we hopefully will be reviewing offers soon! Once an offer is accepted, we have the home inspection, signing of the purchase and sale agreement and a myriad of other things that will need to be addressed before closing.

You’ll need an attorney, maybe a contractor or two and a mover. Our connections are deep rooted, and we’ve got you covered in every possible way.  Our resources are your resources!
